To help our clients determine the best course of action, we perform the following analyses:
Net Market Demand and Absorption Analysis
We conduct a calculation of the expectation of current and future demand for a specific project or site measured against existing and future supply, and an estimate of the time necessary to achieve the full absorption of the project into the net market demand.
Highest and Best Use Analysis
We examine alternative uses for a particular site, applying them against the net market demand and absorption estimates.
Net Present Value Analysis
A net present value investment analysis model is used to rank alternative courses of action, based on present dollar values.
Financing Analysis
Alternative forms of private and/or public financing are measured for their impact on the project's feasibility.
Feasibility Analysis
The Feasibility Analysis advises the client on alternative courses of action that if applied, may improve or jeopardize the alternative courses of action.
Financial Analysis
We perform all types of financial analysis and modeling that measure an investment's success. We can advise clients of the appropriate use of Internal Rates of Return, Net Present Value, Cash on Cash, Pay Back, and others.
Lease vs. Own Analysis
We determine the costs and benefits of buying a property vs. leasing. This same analysis can be utilized to determine the value of a Sale/Lease Back.
